When deciding what to do with your plain concrete garage floor, many buyers struggle to decide between an epoxy coating or floor tiles. Both are a bit of an investment over the basic concrete, but are ideal for protecting floors from spills and stains, as well as the salt that can damage the concrete over the winter season. Also, they provide a superior work surface which can be comfortably cleaned and maintained without the hassle of power washing. So what’s the big difference?
Plastic and vinyl garage floor tiles are now available to consumers at a variety of price points, with the plastic ones assembled with interlocking pieces over the concrete. They can be solid or grated, with the solid ones providing a reliable slip-resistant surface and grated ones built to allow air liquids to pass through the flooring to the concrete below. Vinyl tiles, on the other hand, must be affixed to the concrete floor with glue, and are not locked together but anchored individually. These tiles can provide a smoother, more uniform look than the plastic models, but cannot be as easily removed.
The cons of using garage floor tiles instead of an epoxy floor coating for your garage are several: They can be much more difficult to clean because the seams between each tile are not airtight and will allow liquids and oils to seep between the cracks, possibly damaging the concrete subfloor. With the plastic interlocking tiles, if you want to replace one, you will be forced to disassemble several squares of your flooring in order to get to the individual tile. On the other hand, vinyl floors have to be forcefully pulled up and then replacements re-glued after cleaning the surface. The vinyl garage floor tiles also can be somewhat hazardous when wet, as they become slippery and lack texture for proper traction.
In contrast, an epoxy floor is applied wall-to-wall providing uniform protection to the entire exposed surface of the concrete floor. There are no cracks or seams to worry about, it’s durable and stain resistant for easy clean-up, and lasts decades with proper maintenance. In addition, many home epoxy kits are much more affordable than their tile counterparts, and can be installed by the average do-it-yourselfer. Sometimes the simplest solutions are still the best when tackling home renovation projects.

More and more new homes, offices, restaurants and retail spaces are looking for attractive flooring that is unique, healthy, and easy to maintain. Now a touch of glitter can be added to epoxy flooring to create a subtle yet attractive flooring surface. Most often a small size glitter is used and applied to a complementary background of colored epoxy. Although the glitter does not stand out in bright sunlight, it is perceived as an attractive glint under mood lighting conditions. The floors sparkle with life and create a gentle and appealing ambience.
During application of a second layer of floor coating, the glitter is gently blown out over the floor while the epoxy is still liquid. Swirls settle in and are permanently trapped. A three-finger pinch of glitter with the applicator is all that is needed. The most common colors are silver or gold, but other colors or blends of colors are available including red, blue, green, and copper. A personally customized floor is easily created by combining a choice of glitter with any of dozens of epoxy colors and/or colored chip options.
Other looks available include granite, tile, and slate. Logos, stripes and “yellow brick roads” are sometimes added to the floors of restaurants, “collector cars” garages, basements, and even food processing plants. The finish can be gloss, flat, or satin. Additionally, the floors may be skid-resistant, like emery paper, yet still easy to sweep or squeegee.

More and more homeowners and businesses are creating that warm, easy-to-live-in feeling by taking advantage of their facilities’ largest single surface, their floor. They are using new materials, including artistic stains, to give their concrete floors great individualized looks as well as the easy maintenance qualities of a Class III laboratory.
A recent example is provided by a project Durall Industrial Flooring undertook for John Engstrom Photography (www.engstromphotography.com) near Minneapolis, Minnesota. The goal of the flooring redevelopment work was to enhance the coffee house atmosphere of the photo studio.
Before the development began, Durall created a custom kit of materials tailored for this specific project. The first step was to use Durall’s adhesive remover to remove the glue that remained from the carpeting and tile that formerly covered the warehouse-type facility floor. Because cement is so porous, even floors that look almost free of glue will yield great quantities of adhesive under the leaching action of the chemical removers, preventing future interference with the bonding of the new coatings.
A high-alkaline cleaner was then applied using a rotary scrubber with a stiff nilo grit brush. The high-alkaline degreaser brings the pH of the floor up to nearly 12 as it removes the leftover adhesive and contaminants. Following up with another scrubbing using Dura Klean, an acidic cleaner with water softeners, detergents, and rinse agents, shocks the floor with a pH of 3.5, thereby forcing contaminants and vulnerable cement particles to release from the floor. The acidic cleaner also opens the floor up, allowing the epoxy top coats to create a strong, long-lasting bond. A final scrub rinse and drying left the floor ready to accept repairs and artistic coloring.
The new look for the studio floors was produced using black and red stains shot downward with weed sprayers to give an alternating color look. Before staining began, masking tape was used to simulate a grid pattern, holding stain off mock grout lines. The pattern was laid diagonally across the floor to heighten dimension and interest. Two people, two sprayers, two colorsbut just one artistas the red was laid with the artist’s eye and the helper followed, filling in unsprayed areas with black. Once dry, the tape was removed and two top coats of clear, flat catalyst epoxy were applied, leaving a soft, non-glare surface that is easy to keep clean and lets light softly dissipate.
The resulting floor brings together beautifully the grand wood, soft leather, and natural greenery of a studio that is functional, easy to keep up, and comfortable for those long hours of artistic development.

Bubbles and craters in newly installed concrete floor coatings often come from gases flowing through the porous cement. These gases can be argon, methane, or whatever is under the slab. Sometimes the gases come from chemical reactions still being produced by the preparatory floor cleaning process. Often the gases derive from air being sucked into the room by the heating system or by natural airflow. We describe here a simple, effective solution for repairing these defects.
Many times just screening the floor and putting on another coat will solve the problem, but not always. That is, even after a second coat, there may be telltale signs of bubbling. Look closely at one of the bubbles, remove any skin and see if there is a small hole at the bottom of the crater. This small hole is a sign that something is blowing through the hole, causing the bubble. For a positive cure, use glazing compound to fill each hole before your next coat. While this sounds like a big job, in fact a 1200 sq. ft. floor can be filled by you and a helper in about an hour.
Here are the steps for positive repair and concealment of your cratering problems. First, use a rotary scrubber and drive pad with a 60-grit screen to quickly go over the floor, shaving off any bubble tops and thereby flattening the floor. Next sweep up the screening dust. Then put on those kneepads and, using a tooth paste-style tube of glazing compound and a putty knife, start filling. After all the problem craters are filled, screen again. A good second screening can be done as soon as you are finished filling. This screening will quickly remove excess glaze and blend each hole flat. Sweep again and then coat the floor.
With this extra hour of work you can be sure that the holes are all permanently filled and with no holes remaining in the floor, there should be no new bubbles or craters. Make sure that when you mix your floor coating you dont whip air into the mixture. I use a hand paddle for about 200 strokes then let the mixture sit for 20 minutes before using it, pot life permitting. If you suspect that your roller cover is pushing air into your product use a mohair-style roller cover, and pour the product on the floor; dont dip the roller into it. Having the room temperature near 70 degrees and preventing wind and hot or cool spots is also helpful.
